Hello and welcome back to Cavendish Waters.
As you can see from the latest update images, IPGhas now commenced a major concrete pour, marking another key milestone in the construction programme. Following several weeks of careful preparation, including the installation of reinforcement steel, shuttering, and under-slab drainage, we are now placing approximately 250 cubic metres of concrete.
The operation is being carried out under a tightly coordinated schedule, with 52 concrete wagons arriving at 15-minute intervals to maintain a continuous and controlled pour. It’s a complex operation that requires precise planning and coordination, and it really highlights the strong organisation, communication, and teamwork taking place across the entire site.
Once the pour is completed, the slab will be left to cure for approximately 72 hours. After that, work will move forward with the formation of the retaining walls, installation of the concrete upstands, and continued progress into the brick and blockwork stage. There are currently 25 people working on site, including six operatives dedicated to the concrete works and twelve bricklayers operating across four gangs. The building is now starting to take visible shape above ground, with scaffolding erected to the first level and brickwork already progressing toward the second floor.
It’s also worth recognising that the progress of this project has taken place against a backdrop of significant challenges across the construction industry over the past year. Some delays were linked to the evolving Building Safety Regulator processes and broader regulatory changes, but they were also affected by the unexpected collapse of Assent Building Control. That situation had a nationwide impact, affecting roughly 25,000 live projects, including our own, and created immediate uncertainty around inspections, approvals, and compliance sign-off.
When this happened, responsibility for many of those projects was transferred back to local authorities at very short notice. In our case, Liverpool City Council suddenly received around 1,200 additional projects almost overnight. We would like to formally recognise and thank the team at Liverpool City Council.
Despite the significant increase in workload, they responded quickly and worked collaboratively with us to ensure the project could continue progressing. Their support and professionalism during a very challenging time for the industry have been greatly appreciated.
Momentum on site remains strong, coordination between trades is working effectively, and the transformation at Cavendish Waters continues to reflect the dedication and hard work of everyone involved.
