We are proud to announce that we are making great strides with Sefton Borough Council to finalise design to redevelop this wonderful scheme to add to our impressive portfolio.
The development is within close proximity of Crosby Beach, famous for the much renowned Anthony Gormley Statues – Another Place.
The site was acquired with planning permission for 48 units over six floors. Intergritas Property Group didn’t believe this design complied with modern housing standards parameters on room sizes. So, in order to deliver a compliant scheme, we have reduced this number to 27 units with 2 accessible units on the ground floor.
We have done this under a Section 73 notice with a determination date set for 25th November 2022. This approach was taken to speed up the planning process, with a view to making a start on site in January 23.
We have once again enlisted our chosen architects, Snow Architects Ltd, to support us in the design process. IPG have worked with Snow Architects on several previous and live projects across the region.
The team have been collaboratively working on a design which negates the need to remove existing fireproof cladding, by constructing an inner skin throughout the whole building which will fully comply to current building regulations in relation to fire compartmentalisation, acoustic resilience and thermal resistance.
There will also be ample private parking with electric vehicle charging points integrated into the spaces.
Our aim is to convert the development, adopting an in-house approach utilising local suppliers and trades. This will allow us to have complete control over project costs, whilst encouraging local spend to further develop to the community here in Liverpool.
The whole team are focused on delivering this amazing development on programme – due for completion Q4 2023.
